Choosing your perfect garden room is an exciting process; from the design consultation through to deciding on those all-important features, we are here to make the process as smooth as possible. When it comes to starting your build, we understand that all the planning and regulation requirements can appear daunting which is why we offer a comprehensive planning application service.

Our in-house planning service is based on submitting an application on your behalf. We work with your local authority to complete and submit your planning application, and will keep you informed every step of the way as we monitor the progress of your application.

Marston & Langinger Planning Service

Our standard planning service includes:

  • An initial design consultation with one of our Design and Build Specialists
  • A site survey to establish the relevant internal and external dimensions of the existing property
  • Creating a set of planning drawings to be approved by you to support the application
  • The completion of the planning application forms and documents
  • The submission of the application
  • The Local Authority application fee
  • Mapping fee, copying, postage and packaging

Cost: £1992* inc. VAT.

*Travel costs may incur an additional charge. This fee also includes one draft and one final drawing, subsequent amendments will be charged for.

In sensitive areas or listed buildings, we also offer a pre-planning service which allows us to meet with the planners in advance of the application Each application is different, so your design consultant can advise the best route.

Alternatively, if your architect is organising the planning we do offer a drawing service which offers 1:2 or 1:5 scale profile drawings to assist with the application.

When do I need to apply for planning permission?

It is important to think about when you would like your garden room to be ready as this will determine how soon you might need to submit your planning application and order your garden room. Please contact us to discuss our lead times.

Do you need Planning Permission for a Conservatory or Garden Room?

If your property is Listed, in an Area of Outstanding Natural Beauty, Conservation Area, or National Park then there is a good chance planning will be necessary, regardless of the size of the structure. A good starting point to check if planning is required is to use the Planning Portal website.
